EVs grow in popularity and reduce in price, the question of charging in strata schemes becomes ever more relevant.
One Flatchatter has contacted us this week because his strata committee are worried that if everyone gets an electric car then the building’s limited electricity supply won’t be able to cope.
Okay, park those doubts about how an electricity supply can be limited; it can be, trust us, and it can cost serious amounts of moolah to upgrade your building’s substation to provide more.
In the case in hand, the flawed logic goes something like this: we can’t allow only some owners to have EV charging and we don’t have the capacity to let all owners have EV charging, so we are going to have no EV charging.
Now this will bump up against several aspects of strata law. Firstly, it’s very hard to have by-laws that are general bans with no exceptions.

There’s also the fact that EV charging is one of the specified sustainability issues that only requires a 50 per cent vote for a by-law.
