There’s a grubby little trick being perpetrated by the strata committee office-bearers in a scheme where one of our Flatchatters lives.
The secretary conducts the votes in secret and only issues the result – members are not allowed to see which or how many members voted for or against the motions.
One of the reasons for this is that there is serious water ingress in the building and some committee members don’t want the problem discussed.
What can our Flatchatter do? Apart from the fact that the secretary and chair are hiding essential information from the owners, they are not fulfilling their obligations under strata law.
The state government’s web page on strata scheme record-keeping says that not only does the committee have to issue accurate minutes, but whenever the strata committee holds a meeting, they need to retain details of any motions that were talked about and details and results of any votes.
Our advice to our Flatchatter is to put a motion to the next committee meeting that the secretary publish the details of how many members voted either way in the minutes .
And then he should add a motion at the next general meeting asking what the state of water leaks is and what the committee is doing about it.
