Forum: How to see off the car space invaders


An oldie but a goodie turned up this week, and it’s all about that perennial favourite … “parking”.

A young adult who has been moving between parents has decided to stick with the one who lives in an apartment block.

That parent has half their two-car garage used as storage so the progeny parks in visitor parking for days at a time.

Hang on, says the committee, the kid’s now a permanent resident so they can’t use visitor parking as a fulltime car park.

‘Not so,” says the parent.  “Their official address, on their licence, is miles away, so they are a visitor.”

Just to be clear, this is a land grab by any other name.  The kid is a resident but they’re not on the strata roll.  They’re not a tenant or sub-tenant, so they don’t have to be registered as they have no lease.

But they are using common property for their long-term personal benefit when they are no one’s definition of a of a bona fide “visitor”.

So what can you do if there’s no strata law definition of who is a visitor and who isn’t?
