      Due to the rain & storm, A big bubble of water (full of rain-water) was created in the ceiling of my unit. It was
      because of the water leak from the roof that caused major water ingress to the ceiling of my unit. Please find the photo attached.

      The Strata (NSW) only agreed to repair the damaged gyprock of the ceiling but didn’t agree to repaint the repaired ceiling.

      My question is whether the repaint after the repair should be done by strata or not?

      As this was caused by the storm which is an insurable event and the private property damage was done that came from the common property. And according to me, repaint should be part of it.

        It used to be that the owners corp had to fix and repaint any damage done while it was repairing a fault or flaw in common property, but they didn’t have to fix damage caused by the flaw.  I know … I know … It is illogical and confusing and probably why it is no longer spelled out in the “Who’s responsible …?” document.

        I think it will be covered by your building insurance and if the OC won’t claim, then go directly to the insurer.
