      Our strata plan has been left without a strata committee since the motion to elect the nominees at the AGM was defeated.

      As such we need to hold an election to elect a new committee. I have contacted the strata manager but they are non responsive.

      I have drafted a “Qualified Request” (copy attached), which I have read as as suggestion by other members in other posts.

      I am gathering the support of (hopefully) more than 25% lot entitlement.

      My question and, I guess seeking any advice or comments on whether this is suitable, and what else should be included.

      One concerns is that relating to;

      Motion1 :

      STRATA COMMITTEE That The Owners Corporation Resolve To Elect a Strata Committee via a vote held via Zoom

      Does this Motion need to be resolved first, and THEN another EGM is needed to be held to hold the election, or can the “Motion to hold the election AND the actual election be held all in one meeting? Would be silly and a waste of time if both could not be held in the one meeting.

        I may be wrong but I believe that if you call for nominations for the committee in the original email then you can do it in one shot.

        The motion process would be

        1. Propose a new election,
        2. Call for nominations
        3. Conduct election.

        Can’t see any problem with that but others may disagree.

          Request-was sent to the managing agent.

          No response has been received, despite numerous follow up emails.

          Has anyone got any Suggestions for what would be the Next step? mediation through fair Trading?

            I think making a complaint against the agent via the Fair Trading website, under the Stock and Property Agent’s Act, might get a reaction
