      Our unit has a couple of problems at the moment. A nasty mouldy smell has developed and there are signs of a possible leak in a wall; and we have two windows not operating properly. I believe both are issues the Owners Corporation should address.

      I emailed the Strata Manager about them and it took 48 hours for a reply which said the Executive Committee was being asked what to do. OK. Fair enough, but maybe 48 hours is too long.

      Earlier this year, however, it took four months (yep!) for a worn out smoke detector to be replaced in my unit after many calls and emails. And another owner in my building waited five months (yep again!) for her leaky balcony roof / ceiling to be fixed by the Strata Manager / OC. There was the potential for real damage and possible safety issues, maybe an electrical fire, one might think.

      How can I get ‘the powers that be’ to have things fixed as promptly as if I was organising it myself? Am I allowed to, say, give them a deadline of a week to organise some action or I’ll get it done my self, pay for it, then bill the OC?

          School holidays, long weekend, hot days that drive people away from their computers and on to the beach.  We are but human.

          On the other hand (and undermining my own argument) more than 6500 pages were read last weekend when we had more then 3200 unique visitors across two days.  We’re still very much alive and kicking.

            So, please, do you know, as I ask above:

            It’s been two weeks now. Am I entitled to get my own tradesmen, pay to get things then bill the Strata Manager / OC?

              No you can’t go messing around with common property as if you owned it (unless it’s a bona fide emergency) and then pass on the bill. You can however threaten to take your owners corp to NCAT in search of a Section 162 order compelling them to maintain and repair common property.

              Often just the threat will get them moving but if it doesn’t, being told to attend the mandatory mediation usually does.

            PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services.
