      Our unit has a couple of problems at the moment. A nasty mouldy smell has developed and there are signs of a possible leak in a wall; and we have two windows not operating properly. I believe both are issues the Owners Corporation should address.

      I emailed the Strata Manager about them and it took 48 hours for a reply which said the Executive Committee was being asked what to do. OK. Fair enough, but maybe 48 hours is too long.

      Earlier this year, however, it took four months (yep!) for a worn out smoke detector to be replaced in my unit after many calls and emails. And another owner in my building waited five months (yep again!) for her leaky balcony roof / ceiling to be fixed by the Strata Manager / OC. There was the potential for real damage and possible safety issues, maybe an electrical fire, one might think.

      How can I get ‘the powers that be’ to have things fixed as promptly as if I was organising it myself? Am I allowed to, say, give them a deadline of a week to organise some action or I’ll get it done my self, pay for it, then bill the OC?

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
