    Hi, Is the balcony private or Common Property? We are doing a balcony in Melbourne and we had to supply 4 quotes,

    1, Balcony floor: to owner

    2, Balustrade internal wall to owner

    3, Balustrade external wall to OC

    4, Apartment external wall to OC

    Hi, as a matter of interest, we are currently doing repairs on a leaking balcony at a block of apartments. There are 4 quotes involved.

    1. Balcony floor:  Owner

    2. Balustrade ext. wall:  Body Corp

    3. Balustrade Internal Wall:  Owner

    4. Aparment Ext. Wall:  Body Corp.

    The owner has also had the window/sliding door taken out and new frame and flashings inserted at his expense.

    As a tradesman who does regular work on Unit sites I can only relate my experience to you. We have had situations where we were contracted to do jobs for owners and other owners would complain over the smallest matter. We simply would say to them that if they had an issue then they should talk to the owner and not bother us. We would continue working untill told otherwise by the person who contracted us. I would tell this person that they should get a life and leave the tradesman alone. It might be an idea to also ask the tradesman to leave his dog at home. If this is a regular source of work for the tradesman then I don't think you will lose him over a dog.Smile

    Hi Jimmy, do you know if the time limit will be shortened in Victoria? What would the insurance companies make of this. I'm assuming this will only effect new dwellings built from the ammendment date.Smile
