      We have approached our Strata but getting unreasonable answers. Clearly they do not want to even talk about it.

      Any suggestions or hints or perhaps just wait for better NSW legislation?

      Suggestion: Be pro-active and take on this job yourself (or with other SC members). Do you expect a SM to undertake this size of project on his/her time?

      Replacing Windows in a block is not as simple as getting a few quotes and sending a work order. You’ll need many meetings on-site, discussions with different glass vendors, builders, project managers.

      I’ve done this on two blocks now, and I engaged a Project Manager to be the conduit between the Strata and the Builder. The Project Manager also included inspection points during various stages of the works, to ensure the builder was doing the job correctly.

        Tender to several builders and you’ll probably need a PM for the magnitude/co-ordination of the works.

        If you don’t have funds, you’ll need to raise capital via an AGM/EGM.

                Talk to anyone to get the ball rolling. i.e; SM, OC and/or Chair.

                Will likely need an AGM/EGM to get the work done.

                Yes, of course it’s a safety issues – hence a report would be a critical element in the remediation.

                  My advice is to talk to the OC, not Strata.

                  We had a similar problem in an Eastern suburbs 1940’s block. A mix of old wiring (VIR Cotton), new (PVC) and a non-compliant board.

                  Here is what we done as an OC.

                  1. Got an electrical report done
                  2. Tendered to 2 different contractors
                  3. Passed the quotes back to the company who done the report and asked for a recommendation
                  4. Approved quote and carried out the work.

                  The work took around 6 months, which allowed for some of the apartments to replace VIR Cotton cabling with PVC.

                  Internal apartment wiring was owner responsibility. Everything else was “Strata”.

                    What would happen if a pet (dog) was allowed into a lease agreement, yet, the BC was not consulted for permission, an NTC was sent, and as the days/weeks went by without action, the dog had bit someone?

                      Well in this case, the REA and/or Landlord has completely bypassed the SC and allowed a dog in.

                      The REA is refusing to co-operate and simply ignoring our instructions for the dog to be removed from the premises.

                      What can we do in this situation?

                        My body corp rates started of being around $400 a quarter. For about the last 2 years the body corp have upped the bills … what can I do to stop this?

                        Easy solution – if you don’t want to pay strata fees, buy a house.

                              Thanks. I’ll prepare everything on my side (quotes, timeframes, etc) before going to Strata/OC (which includes me).

                              Do you have any information on window glazing that does not meet code?
