Here’s a conundrum that could only happen in strata. A Flatchatter is looking at a buying a penthouse apartment which seems very nice but he’s been told that when he purchases the flat he will also become owner of the roof.
How could this happen? Possibly a previous owner did major work on the roof area and part of the common property by-law that allowed him to do it transferred responsibility for the roof to them.
Seems fair, but the purchaser is worried that if the roof fails, he will be responsible for any resulting damage down below.
The strata insurance only covers common property – which the roof now isn’t – and it’s hard to find an insurer that does home, contents and roof.

Bathroom reno
On the subject of insurance, another reader’s strata manager wants to claim against strata insurance for a lot property repair.
Are they being overgenerous? That’s HERE.
And a very generous building manager has told his committee that a leak from a bathroom to a laundry means a complete renovation of the bathroom.
