It’s not exactly rats leaving a sinking ship but the steady trickle of strata schemes planning to switch away from strata managers Netstrata could become a flood when this story gets broader coverage.
However, as some Flatchatters are discovering, if your strata manager has persuaded you to sign a “full delegation” contract, it might be harder to get rid of them than you thought.
Full delegation means that your Owners Corp has agreed to let the strata manager act as chair, secretary and treasurer, if they so wish.
A lot of new buildings sign up for this, especially if there isn’t anybody among the owners with the knowledge, time and energy to do any of those jobs.
A problem can arise if the strata manager is making decisions for the owners, such as offering them little choice and few options when it comes to service providers – usually limited to companies with which they have cozy relationships.
And as for getting rid of them, it’s hard to do when they control the strata roll containing the contact details of all the owners, and won’t give it up without a fight.
By law, you can wrest control of your scheme back from the full delegation managers just by taking a vote. But what happens if your strata manager is choosing the general meeting dates and agenda?

Or look at the list of “Your latest questions and answers” under the ads on the right of the page on a computer screen. Or at the bottom, after the ads and stories, on a tablet or phone.
finally, you can go “old school” and go to the Forum Home Page and work your way through the topics there.
