        Thank you. In the end I have decided to just grit the teeth and pay it, but have left a trail of correspondence setting out that people must report problems as soon as they become aware of the problems. He’s not a bad guy, he’s just a tad slack.

          Soory Flatchattersz -I posted this in the wrong spot before and have posted here now hoping for your collective wisdom:

          As stated above, the secretary of the SC will not grant the EGM because the matter is before the NCAT and also because the owner is non-financial.

          Are these both legitimate reasons for the SC to refuse the calling for an EGM by the lot owner? What can the lot owner do to force the calling of an EGM beyond getting 25 per cent of owners to agree.

            Thank you. But can a non-financial member demand an EGM? Our strata has a matter before the NCAT concerning an unfinancial member who has completed unauthorised and illegal renovations. The hearing is set for a few months time and since the NCAT said it would proceed to hearing, the unfinacial owner appears desperate to have an EGM seeking retrospective approval before the hearing date. The secretary of the SC will not grant the EGM because the matter is before the NCAT and also because the owner is unfinacial.               Thank you for your replies. Not what I wanted to hear -of course I wanted to hear, “yes, they must pay” but … your replies are sensible and fair. As far as getting these people to stick their hand in their pocket, well, it’s a challenge but worth a shot and if everyone doesn’t want to do it that’s okay, we can work out individually.

              Yes, I am in NSW. Kitchen sink is what I am referring to – cistern cock in kitchen connecting to pips travelling up building and coming into my unit.
