In my experience, only the lot owner is entitled to vote. If the un-entitled dominates, chair could clearly and firmly point out the entitlement factor. As chair, you’re in a box seat to move on with the agenda items. Unless of course the un-entitled has, in your opinion, something constructive for the building in view. After all, the discussion around a strata table is supposed to be reasonable. Good luck!
More clarity, I think. Doors mentioned could be OC basement. Still the same issue though; looks like a cosmetic solution to good old timber ones. It’s not the Taj Mahale.

No mention by strata manager of the doors, and I seem to be the only ‘outsider’ noticing!
Moreover, a couple or three owners are into the spending – more than quite a few of ‘us’ others.

Thanks it’s NSW, What is really wanted is a tip on whether to get an electrician or a specialist alarm co. The present one is telling us there is something amiss and haven’t been able to identify the problem. I believe a fresh firm’s idea is called for – what type of firm to call is the question. Thanks!
Thanks Sir Humphrey. As a relative newcomer, wasn’t sure. What about the accounts. Owners are paying special levy amounts, with no item on agenda to say when it reaches amount agreed upon. Secondly, the strata manager sounds unsure what information he’s across in terms of a niggling issue in the actual building, and ongoing. My enquiries are being ticked off, and feel must ask in the meeting. How to go about that without more criticism?
;Hi thanks for this interesting discussion. On the new rules, some things I think have been changed in terms of minor renovations under the new rules. All I can find is a list from SCA through this column. It’s very detailed however is it up to date though I wonder? Excuse if that answer is in this forum, as a search for it by me has come up with the above only.
Thanks Jimmy. I’m unclear on your comment as heard in our building of 21 only one proxy vote for the entire building is now permitted. Your comment sugggests each unit owner is entitled to a proxy vote, as in the past. Is my summation right I wonder.
Hi All, That’s interesting, and have a query please. Folks above me renovating. No problem so far, however, would insurance of any kind be advisable other than normal household cover? Or should I ask our insurance co?

This asks a maybe dunce question in terms of new strata guidelines, and the article by Lannoks re how much dough is common sense for a sinking fund. The firm reports 20 per cent. I ask 20 per cent of what please – 20 per cent of the existing levy?

Hi there, F.y.i or not, if have read the below accurately, perhaps the committee be persuaded to conduct a window audit. The building I live in has gorgeous timber sash windows and owners have agreed to that happening. There are a number of firms doing this from research I’ve heard of. Good luck!
Hi there, Thanks very much again for the tips, and again as a newbie to this, wondering if any owner can turn up at the mediation sessions? Heard the only ones officially invited are the exec committee, while everyone got the news of it officially from the strata firm.
Thanks very much for insights. Now one of the owners (an absent one but very vocal) wants to call a general meeting to discuss the issue on which a few of us are seeking mediation and due process. Can this party call a general meeting on the same issue on which we’re seeking a more reasonable outcome? Would have thought after the mediation would be a good time for a general meeting if everyone wants that?
Sorry for any messing around, I just read their letter which was sent with Fair Trading notice. It does make things a little bit clearer. Still would appreciate any tips. Thanks
