      Hi there, In my limited experience, air conditioners have been called into question because of the noise they make. Depends on the building no doubt, and that may be the reason for a general meeting.  I know of people who have been refused.  Best luck with it anyway.

        Hi, Strata’s response seems to sound more than reasonable if they have organised the plumber for the tenant in the first place, and at your request, and then followed up.  In my limited experience, having a chat with the new tenant neighbour may help to ensure they themselves do the right thing, or just get to know them anyway.  Sometimes a dripping tap can be when a washer hasn’t been replaced.  Would you consider that a possibility?  If there has been any damage to your ceiling, having recourse to one’s own household insurance may help.    Or, you could vote yourself on to the committee.  Then you could have  first hand knowledge of things in the future.

          Hi, If have read this right, I am in accord with Mr T’s last sentence and can add only the idea that if it turns out the strata quote is much more than your private quote for your portion of costs, could you get others in the same position to put up a case to get your group separated out in payment terms of the overall building quote?

          As Mr T says, it would be a tough challenge, and not only a time consuming exercise, but also may not be winnable.   Good luck anyway if it’s worth trying, even if it’s only your quote!

            Hi there, Without knowing how many owners there are, it’s hard to comment.   You don’t say either what exactly is happening to the levies if the repairs you discuss continue unaddressed.  If I’ve understood and that it’s a case of miss-spending, that’s one position and if it’s the other owners benefiting financially, that’s another.  By position, it’s whether you can make an approach for mediation at Fair Trading.  If it’s Fair Trading, it’s probably best to interest other owners who feel the same as you do.  Lastly, if it’s the strata firm in question, there is the question of who is responosible for this situation arising in the first place.  Also be careful about your own position.  By this I mean that the lack of meetings over a long period could backfire against your claims if you did choose mediation.   Others may know more.  Wishing you good luck with your decisions.

              Hi there,  You haven’t said how close these tenants/neighbours, are to your location.   Also, have you tried asking the tenants, without being accusatory, that you are bothered, describing how bothered, by the noises that apparently seem to be coming from their spaces.   Do you really know the noises are coming from these specific neighbours.  (In a high density area, sometimes noises from elsewhere turn out as the problem.)  If it is obvious it is your chosen source of noise, have you tried asking other neighbours whether the same noises are bothering  them.  Any of these measures ahead of a legal challenge may save headaches, time, and maybe unsuspecting people being threatened.

                Hi, Thanks in advance on a query concerning electronic meetings in a story on STL, if that’s ok.

                “… we can’t have meetings electronically unless that has previously been agreed at a physical meeting” … is this true, that you need to have agreed by normal processes before you can vote electronically? Yes.”

                As far as I know the electronic process was not agreed to at the last physical meeting that was held (and I attended)

                This time, after the unusual circumstances arose everywhere, I was simply invited to join in a video meeting.  That’s fine for others; I didn’t do that as have privacy issues with the platform.

                As a mere owner, is there anything that I can do to query this method without being a pain, especially at this unusual time?    Others may know more.

                  Hi there, Thanks very much for all the wise tips.   Have  a quick query please, it’s NSW we’re in.     Wonder if the last message referring to front doors of all units fire proofed,  or the front doors of a whole block?

                  Also, don’t know if this is part of the same changes.  Others may know more.  Question is, if it’s front doors of a block that have to have fire doors,  fire brigade will want a key, if have that right?

                    If it’s of further interest, in our experience as owners, and as Keymaster pointed out, the strata managers thoughtfully put an agenda item each annual general meeting, of  “WHS” (yes, that’s worker, health and safety assessment).

                    This seems to me to cover all and more of the items your’e discussing.  Also,.Yes, not all the suggestions are agreeable to everyone, and of course it costs for each update, with any of the items costing as well, again if all agree.  Good luck!

                        Hi , You don’t say which state you are in.

                        Others may know more about this issue. A couple of queries.  Did you attend that meeting, or appoint a trusted proxy.

                        On the face of what you say, looks like the strata manager could be in question and need to be held to  account on  details.   Have you asked at the firm about this? Could they be working on skeleton staff at this time?   You could also get to know other owners who may feel the same way you do, or have been at the meeting, and know more.

                        Keep in mind also that lots of people are still on holidays, meaning things could be held up for that reason.  Or, sadly, be affected by the bushfires.

                          Hi,  A query re getting rid of a tree due to problem type birds, were other birdlife prevented from visiting this tree? Or perhaps the tree was damaged in an irretrievable way?   Was the local council asked for an opinion?  Some councils have special people specialising in environmental concerns.
