In my opinion your options are.,. find the idiot making the insinuations, complaints and ask them to make a formal apology in the next meeting, notice, minutes and or ask them to make a personal apology to the offended party before they take legal action. Depending on the issue, all parties could be sued in a defamation, heresay issue. So possibly a resident sued, then a committee sued then the owners corperation. ou could be %&*@

I dont really understand Bev29s post. I thought there were no proxies at EC Meetings? Only at General meetings?
If I might also add that Bevs use of strong words and name calling could be considered offensive to some? Who is to say who is right or wrong? Lets play nice ok?

Was listening to JT on 702 the other day re parking and what I heard was you cannot touch a persons car at all re illegal parking. So am I to think the stickers I downloaded from this site and used are illegal? Bugger if they are as they work a treat!

Anyway, let me know if I should be posting this to a different topic.

Hi All,
Slightly off subject but related, have had resident using visitor parking for around 8 months. 3 letters 3 phone calls, about to start CTTT action when I presented JTs ‘you are parked illegally’ sticker at a meeting. It was approved and we used, did have to post it on the car a number of times but it seems to have worked! Thanks JT. Saves us the time and hassle of the kangaroo court.

Totally get it and sympathize/empathize. Have been through the wringer myself as a vocal EC member. Car keyed, screws in tyres, police called when entertaining, you name it. I prefer as an EC member NOT to have my contact details public as I have had bullying emails and have had to block a sender. Residents generally know where the EC live if they are concerned. I feel what it basically gets down to is as an owner you have the right to express your opinion, good, bad or ugly. When you express, there is trouble, when you try to fly under the radar, be sneaky it can backfire and it can be worse. So, getting back to the post by ccbaxter, I will stick by my conviction despite persecution from residents in my building. I think you should try the same. If you feel there are needs to be met, stand up , have your say at the AGM, get on the EC and put your money where your mouth is. It may be unpleasant but at least you have and are possibly one vote to sway things in a better direction. Maybe spend some time building a posse of your own to get things moving in the direction you would like the buiding to take. BTW as an owner you may make a complaint to your strata manager and quote the appropriate by law etc if you really want something done round your building if the SM has the responsibility to do so therefore bypassing your Committee.

How silly to get into spurious debate over what and if… put your money where your mouth is and say what you need to at the next AGM or AND put your hand up to be on the EC and be productive. All very well to bag out volunteers though they may very well be incompetent, so give it a shot yourself and see how the shoe fits. Perhaps you could do better and get rid of the lazy bums, but if you are not prepared to put yourself on the line, well… oops! did I say that out loud?

Hi All, we recently had some great bike racks installed on CP in car park, some on floor, some on walls. In different unused areas. Not everyone has a car park but perhaps some out of the way area? These are used and have been very useful for people without space in their lot to store bikes. I think we paid around $5,000 for storage of 20 bikes in groups of 2,4 and 6 . Money well spent. The thing is with storing stuff in CP foyers and stairwells that apart from looking ugly and cluttered there are fire and safety issues.
Heaps of different storage issues out there especially wall space for all sorts of stuff!

Thanks all for consideration and replies. Yes we are aware normally the glass would be the OC responsibility, but considering the owner has made unnaproved alterations to the glass door by installing this doggy door therefore compromising the safety,strength ,security of the floor to ceiling glass door bla blah blah seems unfair that the OC should cop the expense. How on earth are we to know when people do these alterations and put the appropriate responsibility bylaw in place? Unlikely the thief would have been able to break the glass door if there was not a doggy door conveniently located to remove! Anyway, thankfully the person is safe and we pay for the door perhaps with misgivings. Still, not right.

I have no idea what system you use but if it is a simple remote with a number key you only need to find a resident in the building who has a working remote and ask them for the number. Open the back of the buzzer and push the dials up and down to match the configuration. Some other security..No idea!

Bev29, I see and understand your issue. We are a pet friendly building. I love animals and agree sometimes with the keeping of them in apartments. We have the basic bylaws in place re pets and request and appreciate if owners keep their pets either on leash or carried while on CP for a number of reasons. Aggresion, poo, biting residents just a few. Are the OC liable for attacks on residents while on CP? While it may be ok for one owner to have their pet roaming you must consider the impact if you have a building with numerous pets roaming off leash there could be serious issues. One rule should be for all. Consider the issues of this one pet multiplied. Perhaps this could be explained to your resident?

It should not be an opera in regards to your pet bylaws. I think when you register your plan you have a few options, clearly you are changing yours.
Any change in bylaw should be sent to Owners and perhaps posted on notice board?
What is the problem with the infiltration of pets? Noise? Smell? Are they on CP?
We in our plan have chosen the option of pets with permission which i think is now the option in your plan? New residents must put in writing request for permisssion to keep pet, desciption of pet. The OC then give permission so long as the pet is kept within the lot and when on CP is either carried or on a leash.
If the animal causes problems there are the noise etc bylaws to have the animal removed etc.
We recently gave approval for a dog that barked night and day, We submitted objection the owner eventually used a shock collar to keep the dog quiet and on premise.
In your case these animals are not approved? Call your Strata Manager or EC Secretary and follow up especially if these animals are causing you grief? Get the details of owners and pets.
If not, good to know who has pets to remove in case of fire!

Any dirty cooking appliance will smoke and smell and be offensive to even the person in the same space as the appliance, be it an oven, grill, frypan or bbq. Fat and oils have a smoking and burning point ,some have a higher burning point than others hence you use a different oil for deep frying where the oil needs to be heated to a higher temperature.
If you don’t clean these items the oils present will burn, smoke and smell.
Ever gone to use the oven from a previous roast and the whole house fills with smoke? The fat and grease has usually dripped onto the oven surfaces and burns! You need to clean the oven!
Of course a wood or coal fired bbq or fire will smoke regardless hence they should be banned from Community living in my opinion.
But if you keep clean your gas or electric cooking appliances, grills, ovens and pans I believe there should not be an issue.

Hi All,
I am in a block less than 30 lots. I am on the EC and have been secretary. Myself and many others have BBQs on our balconies or in courtyards. Great to have a barbie on a summer evening. We have found the only time a BBQ smokes and causes issues is when the unit as in the BBQ is not kept clean. We all scrape our BBQs down and use wire brushes, then remove any drip fat from the run off. We currently have one lot causing an issue and have sent a letter via the SM advising them to clean the plates and drainage after use. This tends to solve the problem and we can all enjoy some outdoor entertaining. Unless of course a vegetarian has an issue with the smell of meat! Lets live and let live, try to enjoy our lives.
If you are not resolving your problem amicably, and considering all involved then you take the path of sending a notice to comply re noise smoke offensive odours etc
