This is sort of what I thought myself and was hoping to get a degree of confirmation. Yes, this courtyard is certainly on the strata plan (SP) as my own lot property and as my courtyard (CY). The EC are being tardy in  taking action, so I will give them a deadline. I could also start removing the pavers, and I think that will also provide them with more than a hint. I wish to thank you both (and any subsequentors) for responding with your advice.

Thanks for the responses. Problem is, the executives tend to go ahead once they have the majority, not waiting for any discussion from the remainder of the committee. I’m trying to change that, but…

I hear you Topshelia. I’m on the committee and I rarely get responses too. It’s disrespectful. Appeal to their softer side and ask them how they would like to be approached. Attend their next mtg. Sorry, can’t really help much. But I understand.

I think this question and answer(s) may also have solved my problem. I am in NSW and a small section of our common property is badly neglected and overgrown. Rats are present. The SC will not maintain it because they want it to be ‘natural bushland’, but it looks terrible; long uncut grass, fallen tree branches, weeds abound etc. I did  a personal poll of all the other owners and 85% agree that they want it cleaned up. The balance of owners are yet to respond. I assume by this thread, that I can now go to the SC and ‘force’? them to do something about it?

Thanks for your attendance to my issue. And thanks for the piggy back on this original question.

            Very grateful to you all.

Thank you for your replies, I appreciate the time you have given me. I should re-frame my question. There are no disputes about anything to do with fences. What I am asking is, who decides whether a fence between two owners within a strata building is a thick line or a thin line? Someone must make a decision that this dividing wall is thick (common property) or thin (privately owned by the two neighbours).

              Thank you all.
