Whoa, surely one can’t be evicted because Of ONE incident of noise like dropping something. It doesn’t make sense.

I do agree with much of what you said and am bemused as well by the payout, but surely this creates a precedent for any chairman who is experiencing the stress of constant malice from a member of the OC. I’m not talking about squabbles, debate, disagreements, sarcasm but pure malice/defamation of character.

Or, if they don’t buy that, when it comes to the election move that there only be one member of the committee (you) and then you can just make the decisions that need to be made.
Thanks for the giggle Jimmy, I do like that. But alas I think it would take more to get the owners to come to the AGM. Dunno what, but …. more.
And fat chance of getting the other 2 committee members to give up their power and glory as committee members even though they do zero. .

Flame tree thanks for your input but re your first sentence…….. you will see above that they all were personally invited by myself as chair .
Avoid old folks who have poor eyesight and mobility and that buck change, and upper level professionals who think they can manage hands-off and just delegate the work away with a tick and a flick. Investors can sometimes be better than owners because their motivations are likely different.
And your last couple of sentences, about avoiding old folk or upper level professionals….. don’t have that privilege as there is no one to choose from. The owners don’t give a toss. I’d gladly consider an ‘old folk’ or pro just to get some new blood.

Oh totally agree Crispy, no power or glory being on the committee. I only stay there to keep my eye on things now.
The AGM is in 2 weeks and I guarantee the only ones who will attend are we 3 committee members. Last year there wasn’t even a proxy. And the other 2 on the committee do zero. We have a very pressing security issue at present that requires prompt action. and our SM is being deluged with complaints……but I can’t even elicit a response from the other 2. Anyway I do have a strong paper trail to show I tried, can’t think of much else.
About 6 weeks ago I wrote to all the owners via our strata manager( who sent my letter to each one via email) . I pointed out that fresh blood and ideas would be very welcome on the committee but kept it low key blaming no one. I did say that some non-costly touches to the place like some paint here and there would improve their investment considerably. The response was zero.
Pretty frustrating as the committee I was on in my previous strata unit worked well together and we got things done promptly and amicably. Here, when I arrived not even important things like OH&S matters had been attended to for years… which I attended to as well as so much else.I gather the then chair (whose flat I bought) pretty well folded up with all the malice from the vexatious committee member I mentioned in my op.
Without support from the owners I can’t do anything more and just hope it doesn’t all fall into the sinkhole it was when I arrived.

Thanks for your responses, much appreciated, yes the other 2 are valid members as they are separate Lot owners.
I have now resigned as the chair but remain on the committee and already there are pressing things to be done around the place and they are just hanging in limbo , but others can do the work now. .
Geez… off topic here ….but Sir Humphrey she sounds lovely, I’d swap my neighbours for her any time.
Re the OP I honestly don’t see what the fuss is about. If these people choose to be seen under dressed then it’s their choice surely. Just don’t look. Simples.

I did send out a notice to all owners asking for more to join the committee, and I got

replies.
I did point out that the building is beginning to look like a dump, which it is, and that a touch of paint here and there would make the world of difference and add to property value.

If it hasn’t happened in NSW yet then I hope it will soon as pets are so important to those of us who love them (and are responsible).
My apartment block has 2 lots of dogs ….. 2 well-behaved Chis in one flat, 1 American Staffy in another, and none of them cause the slightest trouble.

It all looks rather dismal, and I feel for you scotlandx, I just can’t understand why people with investment properties don’t want to have a say in what goes on with them.
Not to blow my trumpet I’ve worked hard for this place to bring it up to basic scratch since I’ve been here, and it is totally thankless. Just one other interested person would help.
Anyway I think I’ll still send out a letter and point out that they don’t have to live here to be on the committee as most of it all is done by email. But I sure won’t hold my breath.!, .

Thanks everyone for your input…. that’s a good point about pointing the remote to the right spot wherever that may be. I’ve just moved here and the committee set up is a shambles, the Strata Manager seems to have all the power. I was on the committee of my previous flats for 20 years so have some experience, though we didn’t have electronic gates. An AGM is coming up thank goodness so I have a few things for the agenda! 🙂

Re clear line of sight…when I’m going out i just point it and it is behind the dashboard and it works. But coming in i have to open the window and hold my arm out, or sometimes get out of the car. Even then it takes a lot of clicks.
I would have thought the owner corp wd be responsible for a new one as it surely applies to common property? (Though don’t like my chances)

Er Jimmy where did you write about “the strata”?
In my strata block of 3 storeys (private courtyards below) when trees grow high enough to cause debris in the roof gutters the owners of the trees in the courtyards are told to have them lopped at their own expense. . As an owner of one of such tall trees in my courtyard this happened to me.
This is Vic so I don’t know if it’s different elsewhere but I think it fair enough as there has been flooding before from blocked gutters and I wouldn’t want to contribute to that.
