AS 1657 – 4.1 WIDTH AND ANGLE OF SLOPE Stairways shall be not less than 600 mm wide measured between the inside edges of the handrails.
I’d also carefully what happens if (when) the chair lift fails. Will there still be 600mm of clearance for other residents if the chair lift fails while it is part way between floors? Reading some online rants about these things, it could potentially be stuck there for weeks on end.
What happens if there is a fire and it is stuck or if the owner summons it so that they can escape, but the fire causes the power to fail and now the chair is blocking the exit for everyone – including the user with their limited mobility?
A friend of mine is microbiologist who worked for two councils as an environmental health officer. At times she was called in to inspect rental properties that tenants claimed were not fit to be lived in due to mould problems. In almost every case, the mould problem was not caused by the building, but the lifestyle of the occupants. The windows would all be shut tight “to keep the cold out”, and/or there would be laundry drying in front of the heater. Some would never use the exhaust fan in the bathroom… the list goes on.
If there’s a mould problem in a new building, then the only other possibility would be a long term leak. It sounds like there may have been a once-off event that allowed water ingress, but this shouldn’t cause a mould problem.
I find it odd that some owners are happy to approve the floor boards if the problem owner has installed noise reducing material underneath the floorboards as per Australian Standard requirements.
Who cares what noise reducing material was installed? The question is: could it cause other residents a problem over the projected life of the floor? In the worst case, someone moves in who clip clops around in high heels at 2:00am.
Jimmy’s advice is correct. Get a professional acoustic engineer to test the installation.
With car ports opening directly onto the driveway, I would be worried that tenants living in the proposed town houses would see the driveway as off street parking and leave their cars parked along it.
Make sure that the Council environmental health department is aware of the activities of the business. There are strict requirements for premises used to prepare food for sale to the public and harsh penalties for failing to comply. It is extremely unlikely that the neighbours have a commercial kitchen in their unit.
Is it a fibre to the home connection, or is it using the existing copper telephone cable (“fibre to the node”)?
If it’s fibre, then my understanding is that it can only be moved by NBN Co. You log a request through your service provider. I have heard that under some circumstances, NBN Co will do one relocation at no charge, but take this with a grain of salt.
