Strata managers are in the Forum firing line this week. OK, nothing new there, but there’s always a different angle. For instance, one of them hasn’t held an AGM for three years. Surely Covid can’t still be an excuse (if it ever was).
Our Flatchatter feels the SM is avoiding it because he’s worried that they are going to call for him to be replaced. It’s kind of a self-fulfilling prophecy – “I’m going to avoid doing my statutory duty so that I don’t get sacked for failing to do my statutory duty.”
Our correspondent is so distressed by this, and other general incompetence, that they’re thinking of moving to a duplex. The only problem: guess who the strata manager is.
So they have a radical solution. If you want to see why we’re saying “no, no, no!” you can read all about it HERE.
In another case entirely, a Flatchatter’s upstairs neighbour has put down tiles on the floor and now clatters around making unbearable noise.
The building’s by-laws clearly say you can change the flooring so that it’s noisy. The strata manager says they can’t force them to put down rugs.
We ask, how do these people even get into strata management if they aren’t prepared to advise committees on how to enforce their by-laws? That’s HERE.
Elsewhere on the Forum
- I handed in my motions for the committee meeting before the meeting but after the agenda had gone out. Did the chair have the right to rule them out of order? That’s HERE.
- Bizarre letter from an OC about balcony use gets strata-haters all fired up. That’s HERE.
- There’s a smarter and quieter way to ventilate your garage. That’s HERE.
- Exactly when can I be charged penalty interest for a late payment on a special levy? That’s HERE.

How to ask and answer questions
Anyone can read our posts any time but you have to be registered to ask or answer questions.
However, there are several easy ways you can search, access, ask questions and reply to others’ queries once you have registered.
The best way these days may be to click on “Forum: Your Qs & A’s” on the top menu bar on a computer screen or on the drop-down menu (three lines) on the right of the screen on phones and tablets, under the Strata Choice ad.
Then click on the topic title that interests you, and off you go.
Alternatively, you can look at the list of “Your latest questions and answers” under the ads on the right of the page on a computer screen. Or at the bottom, after the ads and stories, on a tablet or phone.
Or you can go “old school” and go to the Forum Home Page and work your way through the topics there.
Whichever route you take to get there, the best way to keep up to speed with what’s happening is to register (if you haven’t already done so), then login and subscribe for free to the topics that interest you most.
That way you’ll get an alert whenever the discussion moves forward, and you can also chip in with your own comments and questions. Have a look HERE at our instant guide to getting online.
