Forum: Council versus owners corp over Airbnb

Airbnb is the gift that keeps giving when it comes to media coverage of strata, especially with every state having their own rules that are always changing.

Victoria’s “come on down” attitude, that has seen perfectly good apartment blocks tuned into party and backpacker hell holes, has now become a revenue raising exercise to pay for affordable homes for the people driven out by the short-term holiday hosts.

IN NSW, strata schemes can ban short-term holiday lets (STHLs) except in apartments that are the principal place of residence of the host.

But what is the principal place of residence?  If you sleep four nights a week there, but rent it out every weekend, or stay for 27 weeks a year but list it for the other 25 while you go on a world cruise, is it not your principal place of residence?

In Queensland apartment blocks that are designated to be residential-only still have to allow short-term lets because councils see Airbnb and its ilk as still being residential.

Which brings us to a question in the forum: if the local council says a unit block can have short-term lets but owners pass a by-law saying it can’t, who wins? That’s HERE.

finally, you can go “old school” and go to the Forum Home Page and work your way through the topics there.
